Bob Cuttle | VCard
Bob joined Vesta in 2019 as Vice President. He is responsible for overseeing Property Management and is responsible for the overall performance of communities in Vesta’s portfolio. Bob is known for his hands-on approach to operational success and his commitment to employee development and support. He brings to Vesta 30 years’ experience in effective and efficient physical, fiscal, and compliance operations of multi-family housing communities. Prior to joining Vesta, Bob served as Executive Vice President at Trinity Management. While there, he oversaw a portfolio of 7,800 units of affordable, market rate, and commercial units. Bob is intricately involved with the Institute of Real Estate Management (IREM). He has served in many roles with IREM including President of the Rhode Island chapter, Regional Vice President for Connecticut, Massachusetts and Rhode Island chapters, and on a number of national committees. Bob holds his Certified Property Manager (CPM) designation from IREM and is a Specialist in Housing Credit Management (SHCM) from the National Affordable Housing Management Association (NAHMA) and is a Registered Cooperative Manager (RCM) with the National Association of Housing Cooperatives (NAHC).

Phil joined Vesta in 2018 and is responsible for overseeing the accounting, reporting and annual audit function for all the properties in the Vesta portfolio. He provides both strategic and day to day direction of the property management accounting team and is responsible for the timely delivery of accurate and compliant financial data and reports. Phil and his team utilize effective and efficient systems for accounts payable, accounts receivable, general ledger, internal control and financial reporting. Phil began his career at the Big 4 accounting firm EY (formerly Ernst & Young) and brings to the position over ten successful years’ experience. His expertise includes GAAP compliance, internal controls framework, budgeting and team development. Prior to joining Vesta, Phil was at Stanley Black and Decker, overseeing global teams with combined multi-billion dollar revenue responsibilities. Prior to that he was employed at Gems Sensors (a division of Fortive Corporation). Phil graduated with a B.S. in Accounting from the University of Connecticut and is a registered Certified Public Accountant (CPA) in the State of Connecticut.

Crystal joined Vesta in 2015 and is primarily responsible for Vesta's Texas portfolio, where she focuses on financial performance, communication, motivation, and team building to assist in each community’s operational success. Crystal started her career in real estate. After spending almost 6 years in real estate sales and management, where she specialized in profit maximization, marketing and sales, she jumped into the affordable housing industry with Wedge Management, Inc., a non-profit affordable housing provider located in San Antonio. Crystal is a Certified Property Manager (CPM), Certified Professional of Occupancy (CPO) and Specialist in Housing Management (SHCM). Crystal graduated cum laude from The University of Texas at San Antonio where she obtained a Bachelor of Business Administration in Management.

Paul has worked with Vesta for more than 20 years. Paul’s responsibilities include overseeing the physical plant and capital projects of Vesta’s properties. Paul has worked in property management since 1982. Paul previously held management positions with A.J. Lane & Company and Corcoran Management Company. Paul has a B.S. in Management from Western New England College. Paul is also an Accredited Resident Manager, holds a C3P certification from Spectrum Enterprises. Paul is a candidate for the CPM designation.

Ashley joined Vesta in 2017 and is responsible for guiding all regulatory compliance activities across the portfolio. Ashley has worked in affordable housing for over fourteen years and has extensive experience monitoring compliance in Low Income Housing Tax Credit and HUD projects. Ashley leads a compliance team that is responsible for reviewing property and resident files along with other necessary documents to assess and ensure compliance with all regulatory guidelines. She has received and maintains the following designations: Certified LIHTC Specialist (C8P), Certified Occupancy Specialist (COS), Certified Tax Credit Specialist (TCS), Certified Financial Specialist (CFS), MOR Specialist (MORS), Certified Manager of Housing (CMH), and Certified Manager of Maintenance (CMM). Ashley graduated with a B.S. in English from Central Connecticut State University.

Ashley joined Vesta in 2012 as Marketing Coordinator providing advertising and leasing support to all Vesta communities. Ashley brought to the position extensive experience and creativity necessary to effectively support site staff allowing them to meet or exceed leasing and occupancy goals. She implemented and has continuously trained staff on the latest leasing best practices. Since joining Vesta, Ashley’s role has evolved such that she now oversees and coordinates Vesta’s corporate image, and promotion of the overall brand, through an extensive communication and outreach plan. Ashley started in property management with WinnResidential, and successfully oversaw the management of several conventional, and affordable housing communities. She has a strong working knowledge of affordable programs, including Section 42 LIHTC and HUD Section 8. Ashley has received her National Apartment Leasing Professional (NALP), Specialist in Housing Credit Management (SHCM), and Certified LIHTC Specialist (C3P) designations. Ashley graduated with a B.S. in Business Administration & Marketing from Central Connecticut State University.

Karen joined Vesta in 2019, bringing 11 years of Human Resources experience. Most recently, Karen worked as the Corporate Director of Human Resources for Ryders Health Management, a multi-site health care company located throughout Connecticut, where she had oversight of all Human Resources practices and functions for more than 1,500 employees. Before working in Human Resources, Karen was an Information Management Specialist with the United States Air Force where she was able to gain valuable knowledge in records management and policy administration. Her time in the United States Air Force also allowed her to gain an understanding of personnel management. Karen graduated magna cum laude from Post University with a B.S. in Business Administration, with a concentration in Management.
